Yes, we can add blue skies to any image. We offer a blue skying service – simply send us the photo file and we will process the same day for you

Can you retouch/edit photographs?
Yes, we can edit photographs for you, from blue skies, to removing skips/bins etc to blurring personal photographs/documents within a photograph. Simply contact our studio team who will be happy to assist.

The photographers all use high end digital SLR cameras to capture the best shots, alongside tripods to ensure the framing of photos is correct.

Can you supply photographs in different file formats/resolutions?
Yes, we can simply let us know any requirements at the time of ordering. All our photographs are saved as jpegs as default and you will be provided with both print and screen resolution photos. We also provide contact sheets of images as standard.

What is an elevation drawing?
Elevation drawings are a flat 2D representation of a building’s façade (front, rear or side), similar to an artist’s impression but drawn to scale.
They are most commonly used to show any existing and proposed outward appearance either on new build constructions or existing properties that have planning for an extension.
For an elevation to be accepted at the planning application stage, the following criteria must be met:
– Legible, exact and up to date.
– Drawn in an identified metric scale (such as 1:50).

What is an EPC?
An Energy Performance Certificate (EPC) gives a property an energy efficiency rating from A (most efficient) to G (least efficient) and is valid for 10 years.
An EPC contains information about a property’s energy usage and typical energy costs. As well as recommendations on how to reduce energy use and save money.

Do I need an EPC to rent a property?
Yes, it is a legal requirement to have a valid EPC for a property when marketing for sales/and or lettings. In addition from 1st April 2018 any let property must meet the new minimum EPC rating of E or higher.

My property is listed, do I still need an EPC?
If you can demonstrate you are in a listed or officially protected building and the minimum energy performance requirements would unacceptably alter this you can apply for an exemption.

How long does an EPC assessment take?
A typical EPC appointment for a simple 3 bed house takes around 45 minutes to complete on site. More complicated and larger properties can vary.

What happens at an EPC assessment?
The EPC assessor will require access to all rooms in the property, including (where applicable) loft space, extensions, conservatory, electric and gas meters.
They will draw a sketch of the overall floor area of the property. Once this is done they will work through each room taking precise measurements and data:

Wall thicknesses
Heating systems & controls
Secondary heating systems (if applicable)

Can I market my property without an EPC?
Before putting a property on the market an EPC must be commissioned. The EPC should be issued within 7 days of the property being marketed, a further 21 days is allowed if all reasonable efforts to obtain the EPC have been made.

Yes, if any outbuildings/secondary accommodation has its own heating system, separate kitchen and bathroom facilities a separate EPC will be required.
