RICS Code of Measuring Practice: What Estate Agents Need to Know

The proposed 7th edition of the RICS Code of Measuring Practice is coming – but what does it actually mean for estate agents? RICS has opened its consultation on the proposed 7th edition of the Code of Measuring Practice, with responses invited until 13 October 2026. The proposed update includes changes relating to areas such as valuation tax measurement, vertical height and the way buildings and property markets are evolving.

But there is an important point to understand: The 7th edition is not yet the current edition.

For now, RICS advises members and regulated firms to continue using the 6th edition and/or IPMS: All Buildings until the final 7th edition is published. So, while there is no need to suddenly change the way you market every property, the consultation is a useful reminder of something that has always mattered: Accurate property information matters.

At Capture Property, we produce professional floor plans alongside photography, EPCs, brochures and a complete range of property marketing services.

Get the measurements right. Get the marketing right.

The problem

Your property might be beautifully presented. Your photography might be perfect. But if the floor plan or measurements aren’t accurate, the information you’re giving prospective buyers can create confusion rather than confidence.

A floor plan is one of the most useful parts of a property listing. It helps buyers understand the layout, how the rooms connect and whether the property could work for them. But producing a floor plan isn’t simply a case of drawing the rooms on a page. The way a property is measured, the basis used and how the information is presented all matter.

With the proposed 7th edition of the RICS Code of Measuring Practice now under consultation, it’s understandable that estate agents may be wondering whether they need to change the way they measure and market properties.

The good news?

You don’t need to suddenly replace all your existing floor plans or become an expert in the proposed new Code.

The 7th edition is not yet the current edition. RICS advises members and regulated firms to continue using the 6th edition and/or IPMS: All Buildings until the final 7th edition is published.

What this does highlight, however, is the importance of working with a supplier who understands property measurement and can produce clear, accurate and consistent floor plans.

What does this mean for estate agents?

You don’t need to work out the technical measurement requirements yourself.

Whether you’re marketing a single residential property, dealing with a large portfolio or simply want to make sure your floor plans are being produced to an appropriate standard, the important thing is having reliable information you can use with confidence.

A professional floor plan should help buyers understand the property – not leave them questioning the measurements, layout or information they’re being given.

At Capture Property, our floor plans are produced with the relevant measurement standards in mind, helping estate agents provide professional and consistent property information.

What you can expect:

  • Professional property floor plans
  • Accurate and consistent measurements
  • Clear presentation of the property’s layout
  • Appropriate measurement standards for the instruction
  • A consistent approach across your property portfolio

Why does consistency matter?

If you’re marketing multiple properties, having a consistent approach to your floor plans can make a real difference.

Buyers become familiar with the way information is presented, your listings look more professional and your team has a reliable process for getting properties to market.

The proposed RICS update is therefore less about suddenly changing everything and more about making sure you’re using a professional approach to property measurement now and going forward.

The benefit is simple.

You know the information you’re putting in front of buyers has been professionally produced.

Important Message

The proposed 7th edition is still under consultation and is not yet the current Code.

There is no need to panic or start replacing existing floor plans simply because the consultation is taking place. But it is a good opportunity to make sure the supplier producing your floor plans understands the relevant standards and the importance of accurate property information.

Because when it comes to property marketing, getting the measurements right is part of getting the marketing right.

Have your say on the proposed RICS changes

The proposed 7th edition is still being consulted on — and RICS wants to hear from the professionals and stakeholders who use the Code.

If you work in property, measurement, surveying, valuation or estate agency, this is an opportunity to review the proposed changes and share your views before the final Code is published.

The consultation is open until 13 October 2026 and there are three simple ways to get involved:

Download the draft

Read through the proposed 7th edition and see what is being suggested.

Comment on the draft

Share your thoughts on individual sections of the proposed Code and highlight anything you think should be clarified, changed or included.

Complete the questionnaire

Answer RICS’s consultation questionnaire and provide your feedback on the proposed update.

You don’t have to be an RICS member to have an interest in the consultation. RICS is seeking technical input from its members and other stakeholders to help ensure the final Code is accurate, practical and relevant.

If the proposed changes could affect the way you measure, market or work with property information, it’s worth taking a look.

Have your say before the consultation closes on 13 October 2026.

Not sure what measurement standard you need?

You don’t need to understand the difference between the RICS Code of Measuring Practice, IPMS or the different measurement definitions before you get started.

Tell us what type of property you’re marketing and what you need the floor plan for, and we can help make sure the appropriate approach is considered.

It’s a simple way to get a professional floor plan without having to navigate the technical measurement guidance yourself.

One less thing to worry about

Estate agents have enough to think about when bringing a property to market.

Photography, EPCs, descriptions, brochures, viewings, portals and enquiries all need to be managed.

Having your floor plans produced by an experienced property marketing supplier means one more part of the process can be handled professionally and consistently.

One supplier. One consistent standard. One less thing for your team to worry about.

Accurate property information

A floor plan should do more than make a property listing look complete.

It should give prospective buyers a clear understanding of the property’s layout and help them make an informed decision about whether the property is right for them.

Professional measurement and clear presentation can help give buyers greater confidence in the information they’re viewing.

A simple way to get started

You don’t need to know exactly which measurement basis applies or understand every detail of the proposed RICS update before making an enquiry.

Tell us what you’re marketing, what you need and when you need it.

We’ll help you get the right floor plan for your property marketing requirements — alongside photography, EPCs, brochures and the other services you need to bring your property to market.

Professional property marketing starts with getting the fundamentals right.

Consistent across your portfolio

Marketing properties across multiple branches or managing a large portfolio can make consistency difficult.

Using the same experienced supplier for your floor plans can help create a consistent standard across your listings, making your marketing look more professional and giving your team a reliable process to work with.

From one property to hundreds, consistency matters.

Keep up with changing guidance

The proposed 7th edition is a reminder that property measurement guidance can evolve as buildings, technology and market practices change.

You don’t need to become an expert in every update.

Working with a supplier that understands the relevant measurement standards means you can focus on marketing the property while your floor plan is produced using an appropriate professional approach.
